Scientists suggest that a diet that regularly includes avocados might help improve heart disease risk factors, which may help prevent the disease itself.

Avocados may help increase the good cholesterol and decrease the bad cholesterol, a type of cholesterol that's associated with atherosclerosis, or the buildup of plaque along artery wall.

In other words, it's a good food for your heart but unless your entire diet is healthy it won't do much by itself. Hence the reason they say it 'may' help.
